BCC Real Estate Workshops Scheduled for Fall

Anyone interest in brushing up on their real estate skills is invited to register for one or more of the following workshops to be held at BCC’s South County Center in Great Barrington. Registration cost for each workshop is $25.

“Title 5 (RECEU 221) (WKS 806) is a lecture on the recent applications of the Massachusetts laws regarding on site disposal systems. Inspections and review by the board of health, fixing failures, criteria for repairs and construction, plus an introduction to soil evaluation and perc testing are examined. This one-session class meets Wednesday morning, Oct. 22, from 10 to 12.

“Buyers Agency” (WKS 812) teaches participants to be an exclusive buyer’s agent. Topics include client obligation, creation and termination of agency agreement, compensation, related disclosure laws, dual agency, and setting office policy. Class meets Wednesday afternoon, Oct. 22, from 12 to 2.

“Financing” (WKS 816) is a detailed study of the loan origination process from primary application through final settlement. Various sources of mortgages in Massachusetts, as well as the creative lending of private funds and sub prime lenders, are also discussed. Class meets Wednesday afternoon, Oct. 22, from 2 to 4.

“Appraisal Process” (WKS 817) is an interactive workshop on how to value real estate using the market data, income and cost approach of appraising. The course teaches participants to write an appraisal report and the industry standard required. Class meets Friday morning, Oct. 24, from 10 to 12.

“Architecture” (WKS 818) takes a look at the styles of homes from post medieval through post World War II. Details that characterize each style of home, and some unique changes over the years, are covered. Class meets Friday afternoon, Oct. 24 from 12 to 2.

“Real Estate Laws/Regulations For Owners and Managers” (WKS 819) is designed for real estate brokers or managers thinking about opening their own office or moving into management. Topics include holding escrow, independent contractor agreements, listing agreements, legal policy, and setting office policy. Class meets Friday afternoon, Oct. 24, from 2 to 4.

Former Harry's Supermarket Under Construction for Restaurant

PITTSFIELD, Mass. — Construction is underway to transform the former Harry's Supermarket into a restaurant

Late last month, the Conservation Commission greenlit some tree pruning on the property. New windows and a new door can be seen in the front of the building. 

"It's a substantial renovation that's currently underway here," Brent White of White Engineering said, speaking on behalf of the applicant and owner, Huajie Zhu. 

A fire gutted the longtime Wahconah Street supermarket in 2023, and the following year, Zhu purchased the property for $460,000 two years ago to build a restaurant with hibachi in the existing footprint of the more than 100-year-old building. 

White explained that the project has been ongoing for over a year, and the Community Development Board granted the property a waiver to reduce the minimum required number of parking spaces so that additional spaces aren't needed.  

He noted that, looking at the site plan, there is very little room to do so. A mirror will be installed near the sharp turn on Bel Air Avenue to alleviate traffic concerns. 

Pruning will be done on trees in the southeast corner of the existing paved parking lot, as a number of branches are hanging over. The new owners also intend to patch, sealcoat, and re-stripe the parking lot. 

A fire tore through the building less than an hour after the supermarket closed for the day three years ago. An automatic sprinkler system is required for the new use.
